On this latest episode of rokrbox TV, Josh meets with Rob Morganti, a seasoned real estate broker with 25 years of experience and owner of the Rob Morganti Group in Las Vegas, NV.

Josh jumps right in, congratulating Rob’s impressive success in real estate industry. He adds that the Rob Morganti Group is considered one of the Top 10 teams in the area, doing over $100M in production.

When asked about his tips for success in real estate, Rob just grins, gesturing to the wall behind him. “That shelf right there?” he jokes. “That’s the alcohol shelf. So that helps out a lot.”

Laughing, Josh listens as Rob dives into the start of his real estate career, which began in New Orleans right after he graduated high school. He made the transition to Las Vegas eight years later, and hit the ground running.

[1:20] “I started by myself, figuring it out,” Rob explains to Josh. “Five or ten deals went on to [become] twenty, thirty deals. And then it was like, okay, I can’t do everything at once. I need some support, and I don’t know where to go.”

His rapid growth in the real estate business prompted Rob to hire an assistant. “That took me to 50 deals, then 75, then 100,” Rob says, adding that 100 transactions had been his goal. Although he describes the workload as “pretty manageable” at the time, he knew he wanted to grow his team, and started seeking more agents to bring onboard.

[2:10] “What’s been successful for us is low turnover,” Morganti says. “We like to keep a core team. That’s been most important for us. You can’t do it all [by yourself]. To grow the business, and do what you do, you gotta support yourself with helpful people.”

[3:30] Josh asks Rob how he managed to find and retain that top talent on his team. “I think we create a family atmosphere here at our brokerage,” Rob replies. “We’re only as good as our lowest-performing agent. It’s a support system…We want to see each other succeed.”

Nodding, Josh fully agrees with Rob about the importance of creating a familial environment in the workplace.

[6:20] “Real estate is definitely a community,” Josh stresses. “At rokrbox, our purpose is to move people forward. It’s obvious that we’re moving them forward through the sales pipeline, but it’s also exciting to see the impact this work has on the individuals doing it.”

Josh moves on to ask about the Rob Morganti Group’s start with rokrbox, and what led Rob to Josh and his hardworking team of ISAs. “It took us awhile,” Rob admits with a smile. “It’s like herding cats, when you have all these leads coming in.”

[7:50] Rob goes on to use an example from one of his all-time favorite movies, The Shawshank Redemption.

“When Andy Dufresne is trying to break out of jail,” he tells Josh, “and he’s climbing through all the crap, and all the B.S., and all the stink…That’s like a big pile of leads, right? You have to call through a bunch of [crap] to get to the right one, and it ties up a lot of time.”

Reflecting back on his decision to partner with rokrbox, Rob says, “It freed up myself and my team to really concentrate on quality. Quantity is great. Quantity is the advertising, the bus stops, the billboards. Quantity is throwing five hundred business cards up in the air, and hoping someone picks them up. [But] we want the quality.”

[8:50] Since investing in rokrbox’s services, Rob says that his team’s conversion rates are strong, hovering around the 12-18% mark.

“We’re getting good transfers,” he tells Josh. “We’re focusing on a quality lead conversion…we’re not making a hundred phone calls, and getting hung up on ninety-eight times. It’s mentally draining, and I think that’s where burnout takes place.”

Josh knows firsthand how exhausting lead follow-ups and conversion can be, and the inevitable burn-out that many agents face as a result. In fact, it was the reason Josh felt inspired to start rokrbox in the first place, when he founded his Texas-based company back in 2013.

[11:30] “Our name, rokrbox, is an analogy for the old gold-mining tool,” Josh tells Rob. “Of course, you can visualize all the sand and gravel and dirt that goes through it, and the flecks of gold that come out of it, which is the quality you’re talking about.”

Regarding his experience with rokrbox so far, Rob says, “The whole experience has been great. The money spent, versus the conversion? It more than takes care of itself.”

Rob goes on to say that him and his wife, Delilah, are “huge ROI guys,” and work hard to ensure that the return on investment is worth it in the long run. “We tried every lead generation source for the past fifteen years,” Rob says. “But they [don’t] give you quality leads [like rokrbox].”

[17:50] When asked what he has to say to those considering hiring Josh and his team, Rob has two simple words. “Call me,” he exclaims, and goes on to explain the value in talking to sources who are already using the system you’re interested in, because they’re going to be honest.

Now, Rob is ready to pay it forward, and be the resource that Julie was for him. “I always recommend, if someone’s interested in the program, to call a referral base,” he tells viewers. “My phone’s on 24/7. Anybody can reach out to me, anytime.”

[19:30] Rob proceeds to share another creative metaphor with viewers, explaining how rokrbox is “like a pitching machine. You know where the ball is going to be at all times—they’re throwing it right at you—but you still need to hit the ball.”

Rob also praises rokrbox’s openness when it comes to communication and constructive criticism, another positive trait made possible thanks to Josh’s hand-picked team of Client Care Managers.

[20:00] “I call Brady all the time,” Rob assures Josh. “He’s always awesome at responding to our needs, any time of the day.”

In addition to his responsibilities as the company’s VP of Sales, Brady also functions as Rob’s personal Client Care Manager and rAMP-UP Coach.

“We have one Client Care Manager assigned to every single account here in our office,” Josh says. “We review your numbers weekly in our leadership meetings, and we talk about all the things we can do to improve your conversion.”

Rob tells Josh that the number one upside of his relationship with rokrbox is accessibility—not just for himself as a brokerage owner, but for his entire team.

[22:20] “I see my guys talk to Brady every single day,” Rob says. “We consider him part of the team. If he was here locally, we’d be out doing lunches, and getting him more involved. He’s constantly updating us on what our conversion [rate] is, on where we need to be. It’s like having an extra set of eyes for us, as managers.”

[23:27] Josh couldn’t be happier to hear that Rob views his relationship with rokrbox in that light. “We absolutely think of ourselves as business partners,” he says. “We’re an extension of your office, and you’re an extension of ours, and we only succeed if we succeed together.”
